The goal of hotel asset management is to help the asset management teams (AM) maximise the value of an investment portfolio over time. He/She will report to the COO Asset Management.
Primary Responsibilities
* Review, monitor and follow up on the hotels' performance to optimise profit while ensuring the highest guest experience and maximising the assets' value.
* Carry out regular site visits to ensure that the asset meets the correct quality technical specifications and is in ongoing compliance with applicable legislation and regulations.
* Participate in acquisitions to assist in underwriting and transition activities to asset management.
* Manage reporting information to external parties (clients, consultants).
* Assist in refining best-in-class asset management policies and procedures.
* Assessing management company marketing effectiveness to drive and maintain census at the properties
* Analysing monthly census and financial performance (revenues, costs and EBITDA) to maximise the Owner's returns and expectations while protecting its interests.
* Participating in monthly reviews of the properties.
* Collect property reports from the property manager and prepare a summary for client submission.
* Preparing monthly and quarterly status reports for each property
* Oversee various capex projects, including review of approval of scope, contracts.
* Analyse and report on the market competition of each property
* Provide support on Revenue Management
* Provide overall support to GAS corporate, e.G., marketing, sales, publication, research, and assist management on various assignments.
* Cost management:
formulate recommendations for bottom-line optimisation.
* Support the effective management of operations by advising on matters of policy and procedure and ensuring that any urgent issues are addressed correctly and following the management agreement.
* Topline management:
market review and review of revenue and yield management strategy for the hotel to help the Asset Management teams set pricing strategies to maximise operating profit for the hotel
* Review productivity and propose solutions to improve efficiency at the staff level.
* Collating, preparing and uploading documents to virtual data room
* Review cashflows
* Assist in the preparation and reporting to the clients
* Produce asset management reports as AM reasonably requests.
* Annual Budget and Plan Review— Recommend changes to the Annual Budget and Plan and oversee, direct and monitor implementation.
* Any other tasks requested by the Asset Management team.
Requirements
* Bachelor's Degree
* 4-6 years of hotel experience in operations and finance in hospitality or a consulting firm related to the hotel industry
* Advanced analytics of financial statements (income statement, balance sheet, statement of cash flows) and reporting experience
* Familiarity with marketing in the hotel industry
* Established organisational skills and ability to handle multiple projects simultaneously.
* Extensive computer skills, including Excel, Word, and PowerPoint
* Strong communication and interpersonal skills for liaising with clients and property managers;
excellent presentation skills;
the candidate should beable to confidently explain complex problems and content to broad audiences, both internal and external.
* Ability and willingness to travel on an as-needed basis
* Clear communication (written and verbal) in English is a must, and other languages like Spanish, French, German, or Italian are a plus
