The Asset Manager role sits within the Global Realty Asset Management team, part of the wider Global Realty portfolio. The ideal candidate will be responsible for implementing innovative real estate management practices, drawing from both Amazon's internal standards and industry benchmarks. They will identify and resolve real‐estate challenges that impact Amazon operations across multiple business segments and build strong relationships with landlords and local operational teams.
Key Job Responsibilities
Oversee portfolio management to ensure optimal operations and performance.
Serve as primary contact for real‐estate escalations, providing support to minimize business disruption.
Drive timely negotiations for landlord consents and lease amendments for property changes.
Develop regional real‐estate strategies encompassing consent negotiations, portfolio optimization, and risk management.
Support Transaction Managers with site data for lease renewals and terminations.
Identify cost‐saving opportunities and implement asset‐management best practices.
Provide leadership during operational disruptions affecting multiple locations.
Manage end‐of‐term lease obligations to minimize financial exposure.
Build strong relationships with landlords and stakeholders through regular engagement.
Offer strategic real‐estate advice to senior leadership, aligning strategies with organizational goals.
Champion sustainability initiatives across the portfolio.
Collaborate with Legal, Finance, Operations, Engineering, and Construction teams for guidance and problem‐solving.
Support operating‐expense analysis, including payment escalations and service‐charge obligations.
Contribute to audits, portfolio reviews, and financial reporting to ensure compliance and identify savings opportunities.
A Day in the LifeYour day begins reviewing overnight escalations across the portfolio, landlord consents and urgent lease amendment requests. You negotiate building modifications for new installations, balancing operational needs with lease compliance.
Mid‐morning a site visit assesses dilapidation risks ahead of lease expiry. You collaborate with Finance on quarterly budget reviews, analyzing OPEX variances and identifying cost‐optimization opportunities across your properties.
The afternoon involves strategic planning, developing sustainability initiatives and advising senior leadership on real‐estate implications for new delivery concepts. Between calls with Legal and Engineering teams, you manage landlord relationships.
Your day concludes reviewing performance metrics.
About the TeamThe SEU Asset Management regional team is part of the EU Asset Management team and under Global Realty Portfolio Optimization (GRPO). GRPO spans North America and Europe, offering opportunities to collaborate cross‐region on certain topics.
Basic Qualifications
Bachelor's degree or equivalent in business, management, real‐estate, or another related field.
Experience utilizing commercial real‐estate software platforms and the Microsoft Office suite.
Excellent English‐language communication skills, both written and verbal.
Extensive experience in property or asset management within commercial real‐estate, corporate occupier, developer, fund, or landlord entity.
Demonstrated expertise in analyzing and clearly explaining complex lease terminology and provisions.
Proficiency in understanding commercial and industrial building systems, including fire and life‐safety systems, HVAC, electrical systems, and plumbing infrastructure. The ability to comprehend and analyze construction blueprints is highly valued.
Preferred Qualifications
Broad experience of managing and interpreting commercial lease agreements.
Knowledge of property‐accounting principles such as RPA, CPM, RICS, or a comparable professional designation.
Business fluency in another European language.
