Your Mission: Financial Guardianship & Technical Asset Optimization
Your primary goal involves leading the financial planning, structural tracking, and budgetary control of all resort construction and technical modifications. Therefore, you will manage capital expenditure (CAPEX) models, execute deep‑dive variance analyses, and mitigate economic risks across all development phases. By doing so, you will align multi‑disciplinary contractor pipelines, safeguard cash flows, and maximize overall project efficiency.
Your Key Responsibilities:
Financial Control & CAPEX Forecasting:
* Investment Estimations: Develop accurate capital expenditure (CAPEX) investment estimations, keeping close control over target costs assigned to each technical blueprint.
* Cost Allocation: Manage the structured entry of purchase orders, vendor agreements, and invoicing details. Specifically, you will ensure the precise allocation of construction expenses.
* Account Reconciliation: Lead the economic oversight of active jobs, systematically reconciling project development ledgers with the main operational cash accounts.
* Cash Flow Reporting: Prepare and present regular, detailed financial updates and active cash flow statements for individual projects directly to executive stakeholders.
* PEMEC Monitoring: Participate actively in tracking and monitoring the PEMEC accounts across our various resort centers.
Technical Analysis & Risk Mitigation:
* Technical Audits: Analyze contractor certifications, field measurements, scope adjustments, and budget variances strictly from a technical, practical building perspective.
* Risk Identification: Spot financial variances early and anticipate underlying economic risks. Therefore, you will proactively design and implement corrective adjustments.
* Cross‑Functional Synergy: Collaborate closely with corporate procurement teams, Project Managers, and corporate finance officers to drive streamlined operations.
* Stakeholder Coordination: Act as a central, transversal liaison aligning business owners, construction directors, external contractors, and hospitality operators.
Who You Are: The Analytical Construction Expert
* The Academic: You hold a formal technical degree in Architecture, Technical Architecture, Civil/Building Engineering, or a closely related industrial field.
* Proven Experience: You bring a minimum of 5 years of verified experience in cost control or project management within the construction sector. In fact, background experience inside premium hotels, constructor firms, or Project Management engineering agencies is highly valued.
* Technical Master: You possess a solid, working understanding of modern building processes, site measurement standards, contract structuring, and supplier procurement frameworks.
* Software Proficient: You demonstrate advanced capabilities navigating professional economic and modeling tools. Specifically, this includes MS Office, Power BI, Presto, IMACOST (or equivalent estimating suites), CAD, and BIM software arrays.
* The Linguist: You possess an exceptionally high professional command of both English and Spanish, both written and spoken. Consequently, you can negotiate safely with local builders and brief international investors confidently.
