Role Purpose
The General Manager (Property & Lettings) will be the operational leader for co:home
nationwide, with primary responsibility for our
South Coast portfolio
, the largest regional
cluster of homes. This role ensures that co:home delivers on its mission of
comfort,
convenience, community, and connection
in every property.
Based on the South Coast (in and around the Worthing area), the GM will oversee daily
operations, lead the property teams across all regional areas, and work closely with the
directors to drive
portfolio growth, operational excellence, and brand consistency
.
Key Responsibilities
Leadership & Team Management
• Lead and coordinate the
Property Managers, Housemate Onboarding Managers,
and Virtual Assistants
.
• Implement and monitor
KPIs
across occupancy, compliance, member satisfaction, and
landlord retention.
• Act as the key link between frontline operations and directors, providing
monthly
performance reports
.
Operational Leadership
• Oversee
national operations
, with direct responsibility for South Coast homes.
• Ensure all properties remain
fully compliant
with housing regulations and safety
standards.
• Maintain high property standards through
proactive inspections
and contractor
management.

Standardise SOPs
and operational processes to ensure scalability and consistency.
Financial Performance
• Deliver operations
to budget and P&L; targets
.
• Manage
voids, arrears, and maintenance expenditure
to maximise profitability.
• Support the directors in
landlord acquisition and portfolio onboarding
.
Community & Brand
• Safeguard a
consistent co
:home experience across all properties.
• Oversee
member onboarding, welcome journeys, and community engagement
initiatives
.
• Act as a
brand ambassador
, strengthening co:home's reputation nationally.
Person Specification
Skills & Competencies
• Strong leadership and people management skills.
• Excellent communication and interpersonal skills, with the ability to engage landlords,
tenants, and contractors.
• High level of organisation and attention to detail.
• Commercial acumen with experience managing budgets and driving profitability.
• Proactive problem-solving approach with resilience under pressure.
• In-depth knowledge of
compliance requirements
, including HMO standards, licensing
processes, and property management regulations.
• Up-to-date awareness of
current housing and lettings legislation
to ensure ongoing
compliance and best practice.
Experience
• Experience in property management, lettings, or residential operations is preferred but
not essential
• Proven track record in team leadership and operational delivery.
• Experience in scaling processes and implementing KPIs.
• Familiarity with compliance requirements in the property sector.

Salary & Benefits

£30,000 – £36,000 base (depending on experience).
