This role conducts structured web research and outbound emails and phone calls to senior living communities in the USA to obtain current pricing, concessions, availability/occupancy, unit sizes, and supporting collateral (rate sheets, brochures, emailed follow-ups). The shopper then enters and updates this intelligence in the SeniorComps database to keep comp sets accurate, timely, and defensible.
What you'll do
Complete high-quality "shops" of senior living communities by:
Calling communities using company-provided Google Voice numbers and approved scripts
Performing web research to validate and supplement findings
Following up by email when needed to obtain written confirmation and collateral (e.g., rate sheets, pricing PDFs, marketing materials)
Collect information from senior living communities:
Current apartment rates by type
Additional charges on top of the base rents
Concessions and specials (move-in incentives, reduced fees, free months, etc.)
Availability and inventory by unit type (number of total units at the property, number of available units)
Unit sizes
Enter, update, and maintain records in the SeniorComps database with:
Accurate data entry, standardized terminology, and clear notes
Dated updates and source documentation (phone + web + email, when available)
Flags for discrepancies or unclear info
Adapt your outreach posture based on the situation:
Typically present as a prospective resident/family member
Sometimes identify openly as market research when appropriate or requested
Meet productivity and quality expectations, including a quota of 6 completed shops per day, with quarterly bonus eligibility for performance over quota.
How success is measured
Volume: Completed shops per day, consistency over time, and performance above quota.
Data quality: Completeness and accuracy of rates, unit details, and fee structures; clarity of notes.
Supportability: Ability to obtain and attach/retain supporting documentation (rate sheets, emailed confirmations, brochures, floor plans).
Qualifications
Fluent English with strong writing ability (database notes and emails must be clean, professional, and error-free).
Comfortable making frequent outbound calls and asking structured follow-up questions.
Detail-oriented and reliable with structured data entry.
Able to work full time on an Eastern Time schedule.
Strong web research skills and comfort reconciling conflicting information across sources.
Preferred qualifications
Prior experience in any similar roles involving research, outbound calling, or data/CRM systems
