Building Operations Manager

Ebury Leon Office - 5 days in the office
\n
As the Building Operations Manager for Ebury’s new headquarters in León, you will be the focal point for all front-of-house and technical office operations. You will be responsible for transforming a recently acquired facility into a world-class office experience, ensuring that all complex building systems—from critical power to advanced climate control—are managed to the highest standards.
\n
As the building owner and a 24/7 operational hub, you will act as the 'Owner’s Representative,' ensuring zero-downtime for our critical infrastructure. You will be responsible for the long-term value and resilience of the asset, moving beyond day-to-day maintenance to strategic asset management and decarbonization.
\n
You will report directly to the Head of General Business Services, who will serve as the primary stakeholder for local infrastructure and employee safety, and you will also have a local key stakeholder, the Head of Ebury Leon. Also, you will work in conjunction with the Leon Office Manager.

What you’ll do
\n
Facility & 24/7 Critical System Operations
\n
Responsible for the effective running of all facilities contract services, specifically managing the BMS (Building Management System) for the 4-pipe HVAC system, ventilation (UTA), and general building maintenance.
\n
Critical Infrastructure Maintenance
\n
Oversee planned and ad hoc maintenance of the building’s UPS (Uninterruptible Power Supply), electrical switchgear, and plumbing to ensure 100% operational continuity.
\n
24/7 Critical Operations & Asset Management
\n
Business Continuity & Emergency Response: Establish and lead a 24/7 technical emergency response protocol to guarantee the uptime of critical systems, including UPS, server room cooling, and security systems.
\n
Strategic CAPEX Planning: Develop and execute a 5-year capital expenditure (CAPEX) plan for the phased replacement of major equipment (Chillers, Boilers, UTA) currently nearing end‑of‑life to prevent operational disruptions.
\n
Energy Transition & Sustainability: Lead the building’s sustainability roadmap, including the implementation of rooftop solar PV if possible, and the transition from gas boilers to high‑efficiency aerothermal systems to reduce long‑term OPEX.
\n
Advanced Security Oversight: Manage high‑level 24/7 security protocols, including multi‑zone access control and integrated CCTV monitoring in coordination with Alson Sistemas.
\n
Owner’s Compliance: Ensure 100% compliance with all statutory inspections (OCA, Fire Safety, Legionella, Lift safety) to mitigate legal and operational risks for Ebury as the property owner.
\n
Supplier Management
\n
Lead the service bid process and manage relationships with key technical providers, including Eiffage Energía (General Maintenance), Thyssenkrupp (Elevators), Alson Sistemas (Security/Fire Protection), and Endesa (Utilities).
\n
Safety & Compliance
\n
Duty of Care: Lead the health and safety programs with comprehensive policies for the office and 24/7 shifts.
\n
Full Compliance: Responsible for delivering full H&S; compliance according to local Spanish regulations, ensuring all mandatory inspections (OCA ICP for electricity, fire safety, and lifts) are completed as the property owner.
\n
Training: Organise all relevant Health & Safety staff training as necessary.
\n
Project Coordination
\n
Lead moves and project coordination, including the upcoming renovation of the ground‑floor commercial space and the potential installation of rooftop photovoltaic panels.
\n
Office Experience & Logistics
\n
Manage meeting room facilitation, hot desk administration, and stock management, while coordinating social events (Summer/Christmas dinners) and managing the new joiner experience, in collaboration with the office manager.
\n
Environmental Oversight
\n
Supervise specialised services such as building maintenance units (BMUs/Gondolas) for facade upkeep and oversee waste management and pest control.
