Main tasks:
Reporting to the Finance Department in Spain, you will work within a Shared Services Center and be responsible for a portfolio of shopping centers. You will oversee lease monitoring, day‐to‐day asset management, service charge and tax allocation, and tenant relations regarding all charge‐related matters, in coordination with all internal teams and with a constant focus on enhancing asset value.
You will ensure the full lease management of a portfolio of shopping centers and will notably handle the following tasks:
* Enter contractual lease data into the management software and update it following any legal event (creation, amendment, renewal, assignment, etc.), in close collaboration with the legal department.
* Record and verify index revisions, ensuring perfect consistency between lease agreements and system data.
* Guarantee the reliability and updating of core data:
* Configuration and surface areas of leased premises;
* Allocation keys;
* Private data (water consumption, individualized expenses, etc.).
* Collect tenants' turnover figures and issue variable rent invoices.
* Analyze recoverable and non‐recoverable charges and works in accordance with lease terms and regulations.
* Carry out service charge and tax apportionments (simulations, checks, validations).
* Prepare tax declarations (offices, retail units, parking lots, etc.).
* Issue periodic and ad‐hoc invoices for rents, charges, and taxes.
* Record daily payments and monitor tenant accounts.
* Analyze tenant balances and discrepancies in coordination with the collection team.
* Act as the primary point of contact for tenants regarding all matters related to charges, rents, and taxes.
* Contribute to a high‐quality, professional, and educational tenant relationship.
* Work closely with internal teams: operations, leasing, legal, property management, management control, and accounting.
