The Head of Real Estate will report to the Chief Operating Officer (COO) and Executives of thecompany.Key Responsibilities (M/F/D):Strategic Planning & Business Development:Identify and propose new business opportunities based on data-driven approaches that allow the profitability of assets and the alignment of the RE department with overall business objectives (e.g., asset repositioning, alternative exit strategies, partnerships).Collaborate with the COO and Executive Management in the preparation of business plans and investment strategies.Participate actively and constructively in the company´s Managers Meetings.Team Leadership & Development:Define team structure and roles aligned with business needs and a clear vision of operational efficiency and teams sizing.Identify profiles with potential, encourage collaboration between areas, and work on the autonomy and accountability of the team.Promote the alignment of the team with the interests and company´s culture.Lead performance reviews, training, and recruitment processes.Foster a high-performance culture based on accountability, collaboration, and continuous improvement.Due Diligence processes:To perform and arrange support to the due diligence processes (DD) by selecting suppliers to perform the right assessment in accordance with the set deadlines, and type of assets.To monitor and guarantee compliance with the quality levels expected in the commissioned valuations, as well as the deadlines set out in the DD processes.Participate in the roll up meetings by providing the necessary advice to the investors in relation to the portfolio and/or assets valuations carried out as part of the DD process.Support investors in all that may be related to the valuations of the Real Estate portfolios under a DD process.Day to Day Asset Portfolio Management:Ownership approach to the Real Estate assets entrusted to ensure the maximum profitability of their management, which entails full REO and collaterals knowledge (details; condition; location; occupational status; broker assigned; liquidity; value and marketing strategy applied).Maintain a network of third-party Real Estate suppliers including brokers; investors interested in squatted assets, assets without possession or in acquiring assets through auction processes; valuers; Real Estate managers (lock change, clean and clear; alarms; anti-squatter doors; etc.) and potentially builders (where capex is required). This must also involve controlling the contracting; KYC; signing of services provision agreements; renewal, or non-renewal of these agreements and in particular:o Ensure all parties are performing to a high standardo Constantly ensure no fraud is taking place requirements.o Ensure all third-party collaborators have signed collaboration agreementswith Data Protection regulation.o Ensure third parties are abiding to AML regulations.In accordance with company Valuation Policy and where required, seek and obtain second opinion on asset values and marketing strategies.Visit key assets with/without broker/appraiser.Visit brokers of key assets regularly and maintain the brokers network solid and up to date.Benchmark broker proposals to market and negotiate best terms.Sign off on all invoices/expenses related to Real Estate activities and ensure smooth process are in place between Real Estate and our company Accounting and Finance.Real Estate Sales:Define and comply with a strict Broker Selection Policy, which must cover the appropriate local broker selection in accordance to the property type to manage.Broker panel management based on performance and compliance with Broker Selection Policy.Switch broker or increase brokers on the property if initial broker is not performing to standard required.Build and maintain a strong country-wide network of potential Partners (investors, family-offices, real estate developers, private-equity firms, operating business, real estate focused Investment Funds) to be able to present investment-divestment opportunities of any asset class of our clients would work with.Listing prices and definition of the most effective marketing strategies per asset.Marketing strategies review where needed.Price setting, approval and review where appropriate.Evaluate offers received, negotiate best terms and recommend to Investor for approval.Sign off on offers.Definition of Management and Performance Reporting.Conduct mystery shopping campaigns.Conduct periodic reviews of enquiries, visits and offers of the property.Monthly feedback from brokers as to local market changes.Ensure keys are available with brokers to permit seamless visits for interested purchasers.Real Estate Closing:Ensure that visits of potential buyers to the assets on market are facilitated by brokers (or occupants) .Ensure the deposit agreements are managed and efficiently closed by brokers.Ensure that the time between deposit agreements and the closing of the sale is not unnecessarily delayed.Ensure a smooth closing of asset sale to new purchaser. Ensure all suppliers have been duly paid for their services (RE broker, legal, others as the case may be).Real Estate Award and Possession:Close Real Estate transfer into REOCo of Investor.Together with our Legal department, ensure title of property is transferred to REOCo as soon as practically possible.Ensure official documents are available to permit sales taking place in the shortest period of time (Building Certificates; EEC; etc.).Support eviction processes of illegal occupants where relevant.Promote extrajudicial possessions of vacant REOs without possession.Evaluate whether any capex is required post possession.Ensure real estate asset management is properly performed post possession:o Change of locks.o Cleaning and clearing.o Draining where relevant.o Utilities switch off/on where relevant.o Valuations.o Evaluate merits of capex programs where required.o Implement and oversee capex where required.o Where possible ensure asset is secured from squatters and vandalism in highriskareas.Ensure all local authority taxes and communal charges are paid including arrears.
