The Assistant Manager is responsible for coordinating and delivering the leasing and residential activities while assisting the Community Manager in the day to day management of this portfolio to achieve budgeted revenue, occupancy priorities, resident retention and leasing goals and objectives.
Key Role Responsibilities
Demonstrates core values and supports leasing performance and resident satisfaction.
Manages viewings, follow-ups, and ensures properties meet company standards.
Participates in the full leasing cycle-traffic generation, prospect qualification, documentation, move-ins/outs, and notices.
Uses company systems for leasing reports, maintenance logs, and incident records.
Engages with residents, resolves service issues, and supports retention efforts.
Oversees enquiries, pricing recommendations, ready-unit inventory, and daily leasing activity.
Supports marketing, maintains local area knowledge, and monitors market/competitor trends.
Coordinates tenancy management: inspections, fees, arrears, evictions, and lease expirations.
Works with maintenance to ensure property presentation standards.
Supports team motivation, development, and training with the Community/General Manager.
Ensures compliance with Spain tenancy laws, Health & Safety, and company policies.
Assists with investor reporting, reviews operational data, and identifies performance improvements.
Identifies new revenue opportunities and utility efficiencies.
Acts up for the Community Manager when required and participates in the on‑call rotation.
Ensures the community operates in line with company policies and legal requirements.
About You:
You have proven success in leasing/sales performance, operations, and P&L; management. Strong knowledge of landlord/tenant legislation is essential. You work well independently and in a fast-paced environment, with strong communication, relationship‑building, negotiation, organizational, and numerical skills. Fluency in Spanish and English is required, along with a commitment to excellent service and continuous learning.
