Job Responsibilities
The Sales & Leasing Manager is responsible for coordinating and delivering the leasing and reservations activities which achieve budgeted revenue, occupancy priorities, resident retention and leasing goals and objectives. Leading the team by example you will contribute towards building a vibrant, safe and welcoming community our residents enjoy being part of. The Sales Manager will build, manage and scale our central leasing team and will be supported by a team of leasing executives to deliver exceptional results. In addition, this role will be the leader and subject matter expert for the leasing performance of our portfolio.

Develop a scalable and adaptable centralised leasing solution for our portfolio using technology enablers and people.
Lead Generation & Conversion Strategy
Own the full B2C leasing funnel for the PBSA (Purpose-Built Student Accommodation) business line in Spain.
Work closely with the marketing team to define lead generation strategies across digital and offline channels.
Design and implement a scalable sales process to handle inbound and outbound student leads, optimizing conversion at every stage.
Sales Execution & Performance
Take full ownership of leasing targets across the student portfolio, ensuring strong occupancy and revenue results.
Set clear KPIs, monitor daily performance, and drive continuous improvement in response times, booking rates, and NPS.
Sales Enablement & Playbooks
Create and maintain sales playbooks, scripts, and conversion tools for both the central sales team and on-site operational staff.
Train and support operations teams to confidently handle sales conversations and close bookings.
Team Leadership
Manage and coach a team of 2 sales/leasing executives, ensuring focus, motivation, and goal achievement.
Foster a performance-oriented and customer-obsessed culture across the sales and operations ecosystem.
Stakeholder Collaboration
Work cross-functionally with marketing, revenue, and operations to ensure alignment on pricing, promotions, messaging, and lead handling.
Represent the brand in student-focused events and support B2B2C partnerships when needed (e.g. with universities or agencies).
Ensure the operation of the Portfolio complies with Company policies and procedures and any laws and regulations governing housing operations and residential lettings.
About You
+5 years of B2C sales experience, preferably in student housing, real estate, hospitality, or education.
Minimum 3 years managing teams, ideally in a fast-paced, service-oriented environment.
Strong knowledge of digital lead funnels, CRM/PMS systems, and conversion tactics.
Proven track record designing sales processes that convert leads efficiently and at scale.
Passion for creating structured playbooks and training materials that empower frontline teams.
Fluent in Spanish and English; other languages (e.g., French, Italian, German) are a plus.
Based in Madrid, with flexibility to travel to buildings across Spain.
Desirable
Experience launching or scaling a PBSA product or residential B2C offering.
Deep understanding of student behavior, booking windows, and decision drivers.
Hands-on experience working with marketing to optimize lead generation, CPL, and ROAS.
Familiarity with B2B2C partnerships with universities and education providers.
Proficient in using CRM/PMS and sales tech tools (e.g., Salesforce, HubSpot, automated workflows).
Experience in sales and marketing event delivery would be advantageous.
Knowledge of Landlord/Tenant Legislation.
