Role Objective
The Construction Director will lead the end-to-end execution of our residential and commercial portfolio along the Costa del Sol. You will be responsible for transforming architectural visions into high-quality physical assets, ensuring every project is delivered on time, within budget, and in strict compliance with Spanish technical codes and safety standards.
Key Responsibilities
- Strategic Oversight: Define the construction strategy for a pipeline of over 3,000 residential units alongside large scale commercial projects, ensuring alignment with the company's growth plans
- Project Lifecycle Management: Oversee all phases from initial feasibility and licensing (Licencia de Obra) to the final delivery of keys (LPO).
- Procurement & Tendering: Lead the selection and negotiation of Main Contractors (Constructoras) and technical teams (Dirección Facultativa).
- Cost Control: Manage the multi-million Capex budget, identifying cost-saving opportunities without compromising One Eden's high quality standards
- Quality & Compliance: Ensure all builds meet the Código Técnico de la Edificación (CTE
- Stakeholder Relations: Act as the primary liaison between the development team, local town-halls, and external project managers.
Adecuado Candidate Profile
Key Requirements
- Education: Degree in Architecture (Arquitecto Técnico/Superior) or Civil Engineering (Ingeniero de Caminos).
- Experience: 10+ years in the Spanish real estate sector, with at least 5 years in a senior leadership role.
- Languages: Native/Bilingual Spanish and Professional English (essential for reporting to our international investors).
- Technological Proficiency: Proficiency in Presto, AutoCAD, and Microsoft Project/Primavera.
Required Soft Skills
- Local Savvy: Deep understanding of the Spanish subcontracting landscape and regional variations in building regulations.
- Crisis Management: The ability to resolve "on-site" bottlenecks with a calm, solution-oriented mindset.
