P The goal of hotel asset management is to help the asset management teams (AM) maximise the value of an investment portfolio over time. He/She will report to the COO Asset Management. /p pbem Primary Responsibilities /em /b /pulli Review, monitor and follow up on the hotels#39; performance to optimise profit while ensuring the highest guest experience and maximising the assets#39; value. /lili Carry out regular site visits to ensure that the asset meets the correct quality technical specifications and is in ongoing compliance with applicable legislation and regulations. /lili Participate in acquisitions to assist in underwriting and transition activities to asset management. /lili Manage reporting information to external parties (clients, consultants). /lili Assist in refining best-in-class asset management policies and procedures. /lili Assessing management company marketing effectiveness to drive and maintain census at the properties /lili Analysing monthly census and financial performance (revenues, costs and EBITDA) to maximise the Owner#39;s returns and expectations while protecting its interests. /lili Participating in monthly reviews of the properties. /lili Collect property reports from the property manager and prepare a summary for client submission. /lili Preparing monthly and quarterly status reports for each property /lili Oversee various capex projects, including review of approval of scope, contracts. /lili Analyse and report on the market competition of each property /lili Provide support on Revenue Management /lili Provide overall support to GAS corporate, e.g., marketing, sales, publication, research, and assist management on various assignments. /lili Cost management: formulate recommendations for bottom-line optimisation. /lili Support the effective management of operations by advising on matters of policy and procedure and ensuring that any urgent issues are addressed correctly and following the management agreement. /lili Topline management: market review and review of revenue and yield management strategy for the hotel to help the Asset Management teams set pricing strategies to maximise operating profit for the hotel /lili Review productivity and propose solutions to improve efficiency at the staff level. /lili Collating, preparing and uploading documents to virtual data room /lili Review cashflows /lili Assist in the preparation and reporting to the clients /lili Produce asset management reports as AM reasonably requests. /lili Annual Budget and Plan Review— Recommend changes to the Annual Budget and Plan and oversee, direct and monitor implementation. /lili Any other tasks requested by the Asset Management team. /li /ul pbem Requirements /em /b /pulli Bachelor#39;s Degree /lili4-6 years of hotel experience in operations and finance in hospitality or a consulting firm related to the hotel industry /lili Advanced analytics of financial statements (income statement, balance sheet, statement of cash flows) and reporting experience /lili Familiarity with marketing in the hotel industry /lili Established organisational skills and ability to handle multiple projects simultaneously. /lili Extensive computer skills, including Excel, Word, and PowerPoint /lili Strong communication and interpersonal skills for liaising with clients and property managers; excellent presentation skills; the candidate should be able to confidently explain complex problems and content to broad audiences, both internal and external. /lili Ability and willingness to travel on an as-needed basis /lili Clear communication (written and verbal) in English is a must, and other languages like Spanish, French, German, or Italian are a plus /lili Spain based /li /ul pbem What do we offer /em /b /pulli Possibility of developing professionally in the major independent company in the world that specialise in hotel asset management /lili Hybrid work based in Spain /lili Competitive Remuneration package /lili A dynamic professional work environment with excellent potential for growth and development /lili Exposure to international business and assignment of large projects /li /ul
