Goodman Spain's high-quality logistics warehouses are in strategic locations around Barcelona and Madrid. Our properties are close to large urban populations, and to infrastructure such as major roads, ports, airports and distribution hubs.
We have developed more than half a million square metres of logistics space since 2007 and built long-term relationships with our customers. We maintain our assets to an exceptional standard for customers that include both large global and local businesses working in e-commerce, retail, and third party logistics.
To develop our activities even further, we are currently looking for a new colleague in Business Development for our Barcelona office, due to our increasingly business exposure to the Barcelona market.
What will the role involve?
The Development team works on multiple projects across the full lifetime of a property, starting at identification and acquisition of strategically located properties and landbanks, over (re-)development of those sites, leasing of new builds or repurposed assets. You will have the opportunity to combine your technical and commercial expertise in a flexible role depending on your interest, background and business' needs.
More concretely, this will involve:
* Land sourcing by identifying potential sites for acquisition and development.
* Acting as a first contact with landlords and brokers, including feasibility study and offer submission;
* Acquisition process, conducting due diligence and negotiating purchase agreements;
* Product definition and design, supporting on the building design process ensuring maximal value creation based on the site and market specifics;
* Lead generation, deepening of current client relationships and extension of business networks with landlords, occupiers, authorities and many others;
* Commercialisation, successfully managing entire sales process: lead generations, client proposals, profitability analysis, respond to client queries, solution pitch, lease negotiations to closing of contracts.
* Liaise with local and regional authorities such as municipalities, provinces, environmental and sanitary agencies, along with energy and utility providers, with specific focus on town planning, permitting, environmental and remediation topics;
* Monitor the execution of urban development contracts and neighbouring agreements;
* Represent Goodman by attending meetings with the related representatives, brokers, customers, and others, either individually or in combination with other colleagues, to facilitate effective information crossflow, services coordination, problem resolution and informed decision making;
* Providing regular progress updates and accurate reporting.
Next to your daily responsibilities you will also carry out market research on competitors, customers and market trends to identify untapped business opportunities (eg. Multi-level, Data centres, smaller business units, zero carbon developments,...).
Dor you recognize yourself?
* Master degree in civil, building, industrial engineering, urban planning and architecture, or equivalent by experience
* 5 years of experience in land sourcing and land due diligence, preferably in the industrial and/or retail real estate sector
* An excellent technical and risk management background
* Professional command of zoning, permitting, town planning, building and environmental regulations are also a must, as well as expert knowledge in site selection and verification
* Ability to coordinate and work on several projects simultaneously during the initialization phase
* Strong communication and negotiation skills
* Fluent in English (written and verbal) as well as native language(s);
