The selected candidate will play a key role in sourcing, underwriting, and executing residential buy-to-sell investments, supporting the rapid growth of Aria’s granular strategy.This position offers the opportunity to work directly with the Founding Partners, gaining exposure to the full investment cycle and contributing to the expansion of one of the most active granular value-add platforms in Spain.Qualifications- Strong foundation in Identifying and Sourcing residential opportunities- Lead and monitor the acquisition team- Build and maintain relationships with brokers, local agents (APIs), property owners, servicers and market intermediaries.- Conduct on-the-ground market research, pricing analysis, and competitive benchmarking.- Develop detailed financial models for buy-to-sell and refurbishment scenarios.- Assess capex requirements, business plans, exit pricing, and expected IRRs.- Prepare sensitivities, risk scenarios and valuation outputs based on internal methodologies.- Support the preparation of investment memoranda for internal evaluation.- Assist in due diligence processes (technical, legal, financial).- Coordinate with architects, contractors, cost managers and external advisors.- Support negotiation processes and documentation review.- Maintain closing checklists and ensure proper compliance across all transaction stages.Candidate Profile- 3–5 years of experience in real estate private equity, investment banking, development, consultancy or related fields.- Strong financial modelling skills and solid command of Excel.- Experience in underwriting residential assets or value-add strategies is highly valued.- Experience in Flipping is highly valued.- Familiarity with the Spanish residential market, particularly Madrid, is a plus.- Strong analytical mindset with the ability to synthesise information quickly.- Strong sense of ownership, responsibility and discipline.- Exceptional attention to detail and a highly organised working style.- Ability to work under pressure, manage multiple processes and meet tight deadlines.- High integrity, humility and strong work ethic.- Excellent communication skills;
