Architect the AI‑first finance function of a Mallorca real‑estate group. Odoo 18 underneath. Claude agents on top. One day a week. Full mandate over process, control, tax strategy, bankability, and the automation engine that runs the lot.
1. Why this role exists
Isleño Island Homes buys, refurbishes, and sells ready‑to‑move‑in flats for remote entrepreneurs. We are emerging from our start‑up firefighting phase and are now building the scalable "playbook" to hit 20 locations. We are replacing chaos with a real financial system. Multi‑entity (Spanish SLs, patrimonial holdco, multi‑bank mortgages, German LP capital).

* Odoo 18 Enterprise mid‑implementation, with key modules still to be finalized.
* Debt stack live but fragmented. Multi‑bank mortgages on Odoo, 18+ partner loans flowing in via custom automation. Two patterns, no unified monthly close yet.
* Finance SOPs roughly 30% drafted — the rest waiting for an owner who can ship them.
* A junior bookkeeper and a junior controller in‑house — your team to lead, train, and increasingly automate.
We have a controller. We don't need another one. We need someone who designs the system, signs off the gates, and makes the function audit‑ready, lender‑ready, and AI‑augmented.
2. What you will own
*
* Process & SOPs. Finalize and ship the remaining finance SOPs. Define the single source of truth for each balance‑ and cash‑reconcilable field. Sign off the close gates each month.
* Control & accountability. Install the KPI scorecard, monthly close calendar, and governance review. Decide what's tracked, what's killed, what gets an owner + date row.
* Tax & finance strategy. Spanish corporate + IRPF + IVA. Cross‑border DE ES where founders, lenders, and capital sit. Holdco / operating‑co structuring. You decide the policy.
* Bankability. Lender packs, debt schedules, covenant tracking, rate reviews. You own the model and the relationship file.
* Automation. AI agents and workflow orchestration are first‑class tools here. We automate before we hire. You set the line for what gets automated and what gets a human.
* Odoo implementation. Drive the remaining modules to production. Decide the workarounds for known module limitations. Sign off the chart of accounts.
3. The 1 end‑state we’re hiring you to build

* Audit‑ready monthly close in ≤ 5 business days.
* Lender pack one‑click‑ready for any bank or partner‑loan creditor.
* Finance dept running with the existing junior team + AI agents — no new hires required.
* Odoo as the single source of truth for every number that hits a bank account.
* A finance SOP library a new hire can execute on day one.
4. The stack
Odoo 18 Enterprise · Google Sheets (operational metadata) · (governance) · Slack (alerts) · n8n (workflow automation) · Claude Code + Claude agents — we expect you at the AI frontier, not the periphery. Familiarity expected. Active hands‑on use of at least three.
5. The trade

* Full architectural authority over the finance function. No committee.
* Direct line to the COO. Decisions in days, not quarters.
* 1 day/week, ~8 hours, with 2–3 hours flex during month‑end close.
* A real portfolio result — the system you build is the case study you carry for the next decade.
If cash is the only axis you optimize on, this won’t be the right fit, and we’ll respect the call.
6. Who you are

* Architect, not maintainer. You see chaos and feel leverage, not panic.
* Specialist depth. Spanish tax + cross‑border + bankability are your home turf, not Wikipedia tabs.
* AI‑forward, not AI‑curious. You build with Claude Code. You ship agents. You automate yourself out of repetitive work before you delegate it. AI is how you think now, not a checkbox on your CV.
* Semi‑automated finance fluency. You’ve led or designed a finance function where AI and automation do the heavy lifting and a small team owns the judgment calls. You don’t add headcount to fix problems — you add leverage.
* Tool‑fluent. You’ve shipped automation before — n8n, Python, Apps Script, or Claude agents. APIs don’t intimidate you.
* Decision‑dense. You set the queue. You sign off the gate. You don’t wait for permission within your scope.
* Quietly opinionated. You’d rather write the policy than win the meeting.
Languages: English (working) and Spanish (working) required. German a plus.
